New tenants for A1 and A2
KDB Door Business is the new occupier of Building A1, which provides 2,990 sq ft. Perspective Financial Group, trading as Cockburn Lucas, has moved from Loughborough Road into the 2,663-sq-ft Building A2.
Together, the buildings contain 5,653 sq ft. Both are self-contained, two-story offices on Ruddington Lane, and NG represented the landlord as sole agent for the lettings.
The relocation follows Perspective's acquisition of Cockburn Lucas Independent Financial Consulting Ltd on March 9, 2026. According to Perspective's website, the firm was established in 1997 and now trades as Perspective (Cockburn Lucas).
Cockburn Lucas was among six firms Perspective acquired during the first quarter of 2026. The group's March M&A update said those acquisitions collectively brought £825 million in assets under management, 12 financial planners and new offices in Nottingham, Shrewsbury, Central London and Ripponden.
Refurbished offices and transport access
The buildings were refurbished with heating and cooling systems, LED lighting, kitchens and restroom facilities. They share 31 parking spaces, allocated on a pro-rata basis, according to the Rightmove marketing listing.
The park is beside Nottingham's A52 Ring Road and has access to M1 junctions 24 and 25. An adjacent NET tram stop connects the development with downtown Nottingham.
Thomas Szymkiw, NG's head of agency, attributed the interest in the offices to the landlord's substantial refurbishment investment. He said businesses were becoming more selective and placed value on modern premises, parking and transport connections.
Szymkiw described securing both tenants as "a great result" and said the transactions demonstrated continued strong demand for high-quality offices in well-connected locations in and around Nottingham. He was particularly pleased to bring two established businesses to the park and help Cockburn Lucas relocate.
With the available space now fully let, Szymkiw called the outcome "a strong endorsement of the refurbishment and the location". He said it also showed landlords that investment in office quality could help attract tenants in a competitive market.
Advertised rents and property assessments
Rightmove's marketing listings advertised A1 at £4,500 per calendar month, or about £54,000 annually, with a quoted annual rate of £18.06 per sq ft. A2 was advertised at £48,000 a year, equivalent to £18.02 per sq ft. These were the asking rents, not disclosed terms of the completed leases. A1's listing carried an "Under offer" label at the time of the lettings.
The A1 listing records the buildings' business-rates assessment for 2026/27 under Rushcliffe Borough Council. A1 has a rateable value of £35,250, while A2's is £32,750.
The listing also records an EPC rating of Band C, valid until May 19, 2032, and established Class E office use under the Town & Country Planning (Use Classes) Order.
